Pre-Design involves an initial site visit & client briefing. We prepare an NZIA Architects Agreement for Services, and begin investigating current district plan rules and constraints. An existing Site measure is undertaken and a 3D model of existing buildings (where applicable) is prepared.
During Concept Stage we prepare 1-2 concept designs (unless otherwise stated). These may include Site Plan, Floor Plan, 3D veiws and a 3D walk-through model. We then meet with the clients and discuss any feedback.
Preliminary Design stage is where we discuss and develop the Concept Design in finer detail and review whether additional sub-consultants or services may be required (ie. Structural Engineer, Quantity Surveyor, Resource Consent application etc.).
Develop Design involves developing the drawings including determining structural elements, bracing, buildability of construction elements and outlining material selections
Is where we complete the drawings for Building Consent and discuss construction pricing methods and potential candidates for the build.
Here we prepare and compile the Building Consent application and relevant documentation. We lodge the Building Consent with the relevant council on the clients behalf and respond to further queries the council may have regarding the application.
Here we issue “For Construction” drawings and documents to the contractor, undertake administration of the project construction and undertake observation of the Construction Contract. This stage includes monitoring time and costs, as well as assessing the completion of the final built project.

During the Procurement & Pricing stage, we help guide the client through pricing options and Contractor communications to price the work, including compiling and reviewing pricing documents.
